Property accounts for 40% of CO ² emissions in Europe, more than industry and traffic combined.
The sector is also a key employer and increasingly needs to justify its approach to a growing
number of social, environmental and ethical concerns.
Although we do not build properties ourselves, we are intrinsically involved in whole process
through the advice we give our clients in development, investment and occupancy of real estate
and, as such, have a responsibility not only for our clients' real estate but also our own, in
all of the markets in which we operate.
Why is CSR important to us all?
Corporate Social Responsibility is about managing the economic, environmental and social
impacts of business in order to create a sustainable future. Being responsible in this way
enables us to meet the needs of present generations without compromising the ability of future
generations to meet their needs, this is what is meant by 'sustainable development'' With
increasing pressure on the world's natural resources, coupled with legislation and social
pressures, companies need to rethink the way they manage, measure and demonstrate their CSR
performance.
What can be done?
We believe that by concentrating on all three elements, financial, environmental and social,
for example by continuing to invest in our people, working with organizations at the forefront
of sustainable development and adopting the mantle of best practice for health, safety and
environmental performance, we will increase the success of our business in the future as well
as help to achieve a sustainable economy.
There is growing evidence that CSR boosts profits and has a real bottom line impact. For
example, one of our large corporate clients introduced an environmental management system, or
'green office' initiative, in two of its UK sites. As a result the company saved €650,000 over
two years.
Active support for sustainability leads to better, more profitable buildings, with higher
occu-pancy rates from better covenant clients. Ignoring it will become increasingly
unprofitable.
Our help
We work with many companies' real estate organizations to help integrate CSR into their
processes, identifying the risks, developing the business case and implementing risk management
and opportunity exploitation programmes. We help clients to set their objectives and targets,
develop systems to capture information and provide training.
CSR is not simply about policies. It's about the day-to-day details adding up to create the big
picture - a picture that will make a difference in the world in which we live.
