Platform Operations Director

Cushman & Wakefield is currently seeking qualified candidates for the following position: Platform Operations Director

Job Summary

Responsible for managing a portfolio of facilities of a large investment property, owner-occupied campus, corporate client with multiple locations, or a major high rise facility in an efficient and value enhancing manner that is consistent with the overall strategic asset plan. Accountable for all business, financial, and management aspects of the assigned properties including preparing, implementing and adhering to the approved strategic asset plan, budgets for the properties, developing and maintaining strong working relationships with occupants, and supervising key building staff/employees. Usually leads a team of Property, Office, Project, and Facility managers and which may also include Critical Operations Managers, Directors of Engineering, and Chief Engineers.

 Principle Responsibilities

  • Implement the approved strategic asset plan for the properties. Has primary responsibility for the day-to-day operation of the properties to assure that all site operations are in compliance with established policies and procedures, management agreement, and are consistent with the client's overall objectives.
  • Prepare annual budget, monthly financial variance reports, operations analysis reports for the client and that all reports are reviewed and approved by the responsible Portfolio Manager.
  • Conduct formal site inspections at least monthly in compliance with established standard operating policies and procedures.
  • Bears primary responsibility for creation and maintenance of all site specific documentation including, but not limited to, property information book, site operating manual and emergency operations manual.
  • Primary responsibility for controlling the procurement and expenditure processing.
  • Ensure adherence to the approved budget with primary responsibility for variance reporting, forecast cash flow of property, review real estate tax assessments, and file required municipal reports.
  • Ensure regulatory compliance and effective management of risk and liability for both C&W and client.
  • Establish and maintain open relationships with occupants ensuring that all services and needs are met within service level agreements.
  • Keep current of all developments in commercial real estate market affecting current or potential value of asset.
  • Hire, train, and supervise a qualified engineering, management and maintenance staff to promote efficient and cost-effective operation. Responsible for employee administration, including performance management, salary reviews, setting goals and motivating subordinates to meet goals.
  • Participate in the negotiation of service contracts with outside vendors to achieve the highest levels of performance at the lowest cost all in compliance with C&W values, standards and guidelines for business conduct.
  • Support and provide leadership in a commitment to achieve C&W's vision and mission and extol its values in the day-to-day conduct of business. Establish and be consistent in the application of expectations of appropriate professional behavior to ensure that the values of the firm or exhibited by the actions of the staff.
  • Comprehensive analysis of all costs associated with the management and operations of Managed Facilities

Knowledge & Experience:

  • BA degree required, Advanced degree strongly preferred
  • 10 years Real Estate experience
  • Excellent oral and written communication skills required
  • Strong Competency in Strategic Planning & Execution, Procurement and Performance Management
  • Excellent real estate financial analysis skills and familiarity with accounting concepts required
  • Knowledge of building contracts and specifications.
  • Familiar with the preparation and administration of budget requirements and reporting procedures.
  • Knowledge of building purchasing procedures.
  • Accomplished relationship management and interpersonal skills
  • Excellent organizational abilities required
  • Experience in running meetings in a professional and efficient manner
  • Team strategic development and leadership experience
  • Must be familiar and proficient with personal computers and PC based software such as Microsoft Word, Microsoft Excel, and Microsoft Project
