The Brief
ING invited Cushman & Wakefield (C&W) to develop a market study report to assess the best use for a site located in Albufeira, Algarve.

Solution
C&W developed the study in two segments:

Market Analysis –A local market analysis on pre defined sectors (defined together with ING), in order to assess market fundamentals and define potential best use.

Financial Analysis – Based in the market analysis, profit and development costs of the suggested solutions were estimated, as well as other financial assumptions. A financial analysis (DCF method) was undertook and profit indicators were generated such as NAV and IRR. Key variables relating to the project were analyzed in order to assess the level of risk.

Conclusion
Our approach provided a financial assessment of the project based in local market fundamentals. This study gave ING the value for the project and supported the investment decision.

Lessons Learnt
Working on a multidisciplinary team that included Retail and Residential agency gave us a much more adapted to reality approach.
