The Brief
Cushman & Wakefield was instructed by Imopólis / JP Morgan to lease its logistics
facility located in Pousos, Leiria.
The facility comprises three prime logistics sheds totalling approximately 31,000m2. The
property had been on the market before but with no success.
Solution
C&W were instructed to define and implement a new and more aggressive marketing
strategy. Although the property enjoys excellent road accessibility to and from the A1
motorway, Leiria is not a preferred location for logistics as most logistics providers prefer
to be located closer to Lisbon.
After being instructed, the Industrial and Land team prepared a disposal strategy that,
amongst other actions, included contacting and presenting this real estate solution to the main
industrial companies located in and around Leiria that could require space for storage and
distribution.
Conclusion
Part of the largest warehouse of the facility (14,000 m2) was leased to national fruit
juice producer and market leader SUMOL+COMPAL in 2009. The company temporarily needed extra
storage space to complement their logistics shed located next to their main factory located
17km north, in Pombal. One year later, in 2010, C&W renegotiated with SUMOL+COMPAL their
occupation and lease conditions and they now occupy warehouses one and two, totalling
27,467m2.
C&W have exceeded Imopólis’ expectations by succeeding to lease approximately 90% of the
total available space to one single occupier.
