2,400sqm lease acquisition in Paris including project management of the fit out.
The Challenge
Hitachi Data Systems (HDS) occupied 2,500sqm over 4 floors of tired and inefficient space in
Billancourt, Paris. C&W were appointed to provide a full options analysis, incorporating
Op-ex and Cap-ex costs, to assist HDS in determining how the space requirements of the business
could be delivered and planned for in Paris.
C&W were appointed to deliver both tenant representation and project management services
for the implementation of the HDS real estate plan for Paris.
Our Impact
C&W assisted HDS to develop their requirements by providing guidance on workspace
strategy and area analysis and plotting of HDS staff and key clients. From commencement of
initial move stay analysis to completion of lease took 18 months. C&W ran a competitive
negotiation process both with the existing landlord, securing offers of considerable
contributions to upgrade the space, and with multiple other move options.
The final decision was taken to relocate to 2,000sqm of office space on the 2nd floor of Antony Parc 1,
Paris. HDS have also acquired 400sqm of space of the ground floor to act as a demonstration lab
of their products to be entirely client facing. The lease was signed in January 2009.
Notice has been served on the existing HDS property to ensure no double costs to HDS.
C&W delivered the project management of the fit out which enabled a successful
occupation of the property in June 2009.
The Outcome
Antony Parc 1, Paris, will provide a vastly improved working environment for HDS that meets the
business requirements for the future. Analysis of both Cap-Ex and Op-ex over the initial fixed
term of 6 years will deliver savings of over €1m when compared against renewing for the same
period.
