The Challenge

In October 2003, MasterWorks International, a computer and chip distributor based in Houston, Texas, wanted to merge its separate office and warehouse operations into one high-quality space. We were asked to complete this typically year long task by December 31.

Our Impact

Our Analytics group conducted a thorough search of the market and uncovered a multi-tenant building that matched and exceeded MasterWorks’ requirements. The available space comprised 40,000 square feet, already divided into 33,000 square feet of warehouse and 7,000 square feet of office space – a perfect fit for the firm’s 50 employees. The space, which had been occupied by a telecommunications firm, was state-of-the-art, considerably more refined and comfortable than MasterWorks’ existing space.

While our Brokerage team was negotiating below-market rates for the lease and extension options, our Project Management team began planning the needed improvements and renovations. That work, including permits, A&E, and construction, was completed within 45 days, enabling MasterWorks to move in by the year-end deadline.

The Outcome

Almost immediately, the company began to realize business benefits from the new building. The air-conditioned warehouse allowed MasterWorks to expand its product line to chips requiring a cool environment. It also offered a larger truck court, higher clearance, and better bay spacing, which enabled MasterWorks to store more inventory and more product in a just-in-time distribution model. In addition, the building was located close to the firm’s largest client, helping MasterWorks provide better client service.

The new space enabled MasterWorks to cut its rent in half and double its business capacity, which has dramatically improved financial performance. In addition to full office and warehouse HVAC, the new building offers covered parking, an outdoor picnic area, and a modern break room and exercise room, all of which have created a high esprit de corps.
