The Challenge
BMW retained C&W to acquire a lease on their new 1,500 m2 Portuguese HQ.
BMW wanted to acquire a high specification offices at market values but had a relatively short
time period in which to complete as they needed to be in occupation no later than 9 months
after instructing C&W.
Our Impact
C&W put together a team spanning acquisition and project management providing a seamless
one stop service.
Having established the search criteria C&W carried out a full review of the market to
identify all potential offices.
Viewings were carried out to the potential offices and a subjective analyses completed to
compare how the potential offices measured up to BMW's occupation/location criteria.
Having completed a financial analysis including the impact of one-off costs such as fit out and
design BMW short-listed 3 properties.
The Project Management team carried out a detailed costing on each of the 3 properties based on
BMW's layout.
Having chosen a preferred office the Landlords of the 3 properties were invited to provide
their 'best offers', considering BMW's preferred lease heads of terms.
Using its knowledge of the office market C&W negotiated with the owners / developers of the
short-listed agreeing heads of terms with Lagoas Park in plenty of time for BMW to obtain board
approval, agree the lease and have the project management team commence work.
The project management team went on to complete the fit out with in the BMW's time
period.
The Outcome
C&W were able to achieve substantial savings of nearly 20% for BMW, represented by
rent-free period and other incentives and managed to the compact the timing of the instruction
to meet the necessary timescale.
