Property is our business and our expertise. It is also the single largest contributor to
carbon emissions. Sustainability and climate change has to be central to how we think
about property and how we frame the advice we give to clients. At C&W we take the
impact of our industry seriously, offering a wide range of strategic and practical solutions,
however, with a commercial approach there is also opportunity and our strategies look to
deliver in both areas, leading property to a sustainable and profitable future.
Our sustainability offering runs across C&W’s service lines, and our property experts
are on hand to provide solutions to stand alone issues or to provide you with a co-ordinated
sustainability strategy for your property portfolio. Our services include:

CRC
The UK Government’s Carbon Reduction Commitment Energy Efficiency Scheme (CRC) started on 1
April 2010. CRC brings emissions trading to the built environment and is one of the most far
reaching government policies to impact property in recent years. Cushman & Wakefield, the
BRE (Building Research Establishment) and carbon trading specialists Climate Exchange plc have
come together to help you prepare for the scheme.
This unique combination of expertise enables us to advise right across CRC from registration
through to long term carbon trading strategies.

DEC / EPC and ARC
There are many ways to measure and thus reduce current energy use for property; some, like
Energy Performance Certificates are already law, others such as Air Conditioning Reports will
become law shortly (Jan 2011); there are also some, such as Display Energy Certificates that
are proposed but are still in the pipeline. ALL of them are essential if you want
to:
- Improve efficiency
- Reduce operating costs
- Reduce your carbon footprint
- Endorse your company brand as sustainable
We have had considerable experience with providing documentation for legislative compliance,
making sure thousands of properties are compliant. With offices across Europe, we can provide
coverage of all EU member states, ensuring compliance for all European locations.

BREEAM In-Use
BREEAM (BRE Environmental Assessment Method) is the leading and most widely used
environmental assessment method for buildings. It sets the standard for best practice in
sustainable design and has become the de facto measure used to describe a building's
environmental performance. C&W recognised the need for a sea of change to keep ahead of the
market and our clients expectations and took the decision to sign all of its managed properties
on to the scheme – this was an industry first.

Optimising investment performance through sustainability
There exists a fundamental link between sustainability and the bottom line performance of
investment assets. Risk factors such as exposure to flooding could adversely affect property
values, but sustainability also brings opportunities to help achieve commercial objectives by,
for example, boosting revenue returns through capitalising on renewable incentives, reducing
energy consumption and thus service charges, or improving marketability through stronger
sustainability credentials. At C&W our team of specialists understand that sustainability
is best achieved when it underpins core business objectives and can help you to develop
effective strategies and initiatives to achieve this.
