  • 2012 ended on a stronger note than many expected, with yields stabilising for prime and investment activity rising in the closing months. Deal volumes in fact closed out the final quarter at around £8.5bn, on a par with Q4 2011, while volumes for the year are estimated at £33bn, just below the prior year level of £33.5bn. While ostensibly stable year on year however, clearly the real story was one of an early year panic, which saw yields rise and volumes fall, followed by a late year recovery as the euro zone debt crisis started to stabilise and measures by the ECB as well as the BoE gained traction. Indeed, while confidence has remained cautious overall, there has been a greater willingness among property investors and financiers to act and an acceptance of pricing levels for better assets, with trading volumes rising 15.6% between the first and second halves of the year.
