Lagasse Inc., a subsidiary of United Stationers, North America's largest wholesale distributor
of business products, has signed a seven-year lease to occupy 239,659 square feet at the newly
built facility at 3963 Workman Mill Road in Whittier, Los Angeles County. Stuart
Milligan, David Hasbrouck and John McMillan from Cushman & Wakefield's Los Angeles office
represented the landlord. Corey Spound of Staubach represented Lagasse in the
transaction.
A leading national distributor of janitorial and sanitary maintenance products, Lagasse was
searching for a facility that would fully meet its expanding business requirements. The
firm previously occupied a 105,000-square-foot facility in Pico Rivera, Whittier's neighboring
community. "Lagasse's choice of 3963 Workman Mill Road was based on the facility's
front-loading features and the overall prestigious corporate image projected by the Gateway
Pointe Industrial Park," says Stuart Milligan, a director at Cushman & Wakefield's Los
Angeles office.
The concrete tilt-up building, part of which is to be occupied by Lagasse, totals 346,000
square feet and is part of Gateway Pointe's Phase II. The brand new state-of-the-art building
features 30-foot high ceilings, 3% skylights, ESFR sprinklers and all-concrete truck
yards. Lagasse will occupy the building after the build-out of tenant improvements that
will accommodate the company's operational requirements.
Gateway Pointe Industrial Park, one of the largest business parks in the Greater Los Angeles
Basin, features five free-standing buildings totaling 1.6 million square feet on approximately
70 acres of land. It is owned and was developed by the Los Angeles-based Southwest
Carpenters Pension Trust and is represented exclusively by the Cushman & Wakefield
brokerage team of Stuart Milligan, David Hasbrouck and John McMillan. "At opening,
the project is 60% pre-leased. The Pension Trust is pleased with the development's
success," said Ron Azad, portfolio manager with CBRE Investors, a realty advisor to the
Pension Trust.
Located at the intersection of the 60 and 605 Freeways in the center of the Los Angeles
Basin, Gateway Pointe provides easy access to all major areas of Southern California and the
Western United States. Just 25 miles from the Ports of Los Angeles and Long Beach, it
offers the advantage of lower transportation costs compared to warehousing facilities further
out east. Proximity to a large labor pool is an additional attraction for companies
locating their operations at Gateway Pointe.
Phase I of Gateway Pointe comprises three buildings completed in the first quarter of
2005. Two of the buildings are occupied by Four Seasons General Merchandise and
FedEx.
Phase II consists of two buildings, one leased by Lagasse, and the other one, also
completed, is available for lease.
