Cushman & Wakefield of Texas, Inc. (C&W), Dallas-Fort Worth's premier commercial real
estate services firm, has completed negotiations with Rosewood Property Company on a
24,000-square foot lease in Rosewood Court, a luxury office development of Rosewood Property
Company and one of Uptown's most prestigious office buildings. C&W will relocate its Dallas
branch operations to the 9th-floor office space located at 2101 Cedar Springs, Dallas, TX,
75201.
"A Dallas address was extremely important for us going forward and with the business
climate and vibrancy of the marketplace in Uptown, it was a perfect fit for our future
strategy. We are very excited about the opportunities this move will provide our professionals
and our clients," said Elizabeth Trocchio, C&W's Executive Vice President - Area
Leader and manager of the Dallas branch, which currently includes more than 100 in-house
employees. "It is always interesting going through the same relocation process ourselves
that our professionals work through on a daily basis with their clients. As is often the case,
strong business relationships are the deciding factor and with Rosewood that was certainly the
case. In the end, this was exactly what we were seeking when we began the process several
months ago."
Rosewood Court is a 19-story class AA office tower situated on the most prominent corner in
Dallas- Uptown district (Pearl Street and Cedar Springs). The 10-year lease includes signage
facing Cedar Springs Road, where approximately 60,000 cars pass daily. The property is adjacent
to Rosewood Crescent Hotel and is less than three minutes from downtown Dallas, the Arts
District and the Design District. Rosewood Court is currently home to other prestigious office
tenants such as The Rosewood Corporation, as well as fine dining at Ocean Prime.
"We are pleased to have Cushman & Wakefield as the most recent addition to our
tenant roster in Rosewood Court," said Dennis King, Senior Vice President of Rosewood
Property Company, who along with Sue Fish, President of Rosewood Property Company represented
the ownership group in the transaction. "As a well-known and respected real estate firm
both in this area and internationally, Cushman & Wakefield is regarded as a high profile
tenant. The Uptown area benefits greatly from the relocation of quality tenants like Cushman
& Wakefield to this submarket. We are pleased to expand our existing relationship with
C&W."
Stream Realty Partners, LP, is the exclusive leasing agent for Rosewood Court. Tim Terrell
and Rebecca Rambie are the leasing agents for the property.
C&W's Dallas branch office, which is currently located in the Millennium building in
Addison, TX, will relocate to Rosewood Court on August 1, 2010. C&W's project management
group, led by Randy Thompson, Managing Director, will oversee build-out of the new office
space.
