583,000 sf
property reaches above 80% occupancy in under two years
Cushman &
Wakefield, exclusive leasing agent to High Ridge Park Corporate Center in Stamford, announced
today that AG Semiconductor Services will relocate to the 583,000-sf complex.
AG Semiconductor
Services leased approximately 2,000 sf and will occupy space on the first floor of Building 4.
The company will move from another Stamford location in March 2007.
More than 200,000
sf of transactions were executed at the six-building, Class-A complex in 2006. In the
fourth quarter of 2006, leases were signed by UST, Inc., MeadWestvaco, Marquardt & Roche,
Lornamead, Esselte, TNS, Vision LP and Shields Associates. The property, which has
undergone major multi-million dollar interior and exterior renovations, is now at an 80%
occupancy level.

Wakefield’s Stuart Romanoff, executive vice president, Stephen Baker, senior director,
Christopher O’Callaghan, senior director, and Adam Klimek, associate, serve as the
leasing team representing the property owner, George Comfort & Sons, a New York City-based,
privately owned real state investment and management firm, and Angelo, Gordon & Co.’s
Core Plus Fund.

Completed exterior
redesigns at High Ridge Park consist of the replacement of existing landscaping, extensive
renovations to base-building infrastructures (HVAC, mechanical equipment), and the installation
of a new lighting system to enhance illumination in the parking areas and driveways. In
addition, new façades and window installations in Buildings 4 and 5, and new plaza for Building
6 were also completed.
Completed interior
renovations include a new cafeteria with catering and delivery services, completely redesigned
lobbies in Buildings 4 and 5, a newly refurbished fitness center and a new tenant conference
center.&
Additional tenant
amenities include an express bus to the train station, a pond with fountains and picnic areas,
a car-detailing facility, dry cleaning drop-off/delivery and Bright Horizons childcare center.
Situated on 40 acres, the property is located off High Ridge Road (Route 137) and Exit 35 on
the Merritt Parkway (Route 15) and is just four miles north of downtown Stamford and the
Stamford Transportation Center.
The tenant roster
at High Ridge Park also includes Walker Digital, Citizens Communications and TNS, as well as a
host of financial services firms, hedge funds, and private companies.
