Litigation Firm will Lease In Excess of 70,000 SF of Space
In a transaction that speaks to the increasing viability of Downtown Manhattan for tenants
of all industries, Labaton Sucharow & Rudoff LLP recently signed a 15-year lease for 70,480
square feet of space at 140 Broadway. Cushman & Wakefield’s Robert Constable
and Louis D’Avanzo, the exclusive leasing agents for 140 Broadway, represented the
ownership, Deutsche Immobilien Fonds AG. Dan Gronich and Roberts S. Shapiro, both of
Grubb & Ellis Company, represented the law firm in the long term lease transaction, which
will relocate the firm from smaller space at 100 Park Avenue.
Labaton Sucharow & Rudoff, which focuses on securities class action, antitrust and high
profile entertainment and business litigation, chose 140 Broadway after an extensive study of
appropriate space availabilities throughout the New York Tri-State Region. The high
quality of the building, as well as floorplate size, views and proximity to transportation all
contributed to Labaton Sucharow & Rudoff’s final decision to lease the 23rd, 33rd and
34th floors of the building. 140 Broadway offered a first-class property at a compelling
value compared to buildings of a similar quality found in Midtown. Labaton Sucharow &
Rudoff expects to move all 120 employees next fall.
“Tenants continue to find high-end, premier office buildings comparable to those of
Midtown in Lower Manhattan,” said Mr. Constable. “We’ve seen a number of
leading firms relocate their operations Downtown. Companies like Labaton Sucharow & Rudoff
are leading the way and playing a major role in the revitalization of Downtown.”
According to Mr. Shapiro, “140 Broadway satisfied all Labaton Sucharow &
Rudoff’s expansion requirements and objectives better than any space in Midtown where
they are currently located, and allowed them to set up offices at one of Downtown’s most
distinguished addresses.”
Built in 1967, 140 Broadway was carefully planned to encourage efficiency and its floors
allow optimal layout flexibility and creativity. The building features breathtaking
views, wrap-around windows and dramatic high ceilings.
