U.S. Bank Tower Signs New Tenant

Cornerstone Research has signed a long term lease for 28,604 square feet at 633 West Fifth Street in Downtown Los Angeles. Cushman & Wakefield’s Brian Ulf, Senior Director, and Andrew Altman, Associate, represented the tenant in the transaction. Landlord Maguire Properties was represented in-house by Pat McRoskey, Lalo Diaz and Josh Wrobel. Cornerstone was previously located at 515 South Flower Street.
Cornerstone Research will immediately occupy the 31st floor and expand onto the 32nd floor of the U.S. Bank Tower owned by Maguire Properties. The firm specializes in providing attorneys with litigation consulting and expert testimony in complex litigation, specializing in the areas of intellectual property, securities, financial institutions, antitrust, energy, and accounting. It retains offices around the country and has a staff of more than 400 nationwide.
The Cushman & Wakefield team of Ulf and Altman was instrumental in:
-Identifying long-term high-end space with guaranteed growth options.
-Securing subtenant to backfill existing space and securing temporary Class A spec suite to facilitate sublease.
-Negotiating license agreement, sublease, temporary space and landlord consent.
-Moving the tenant successfully into permanent space.
