Cushman & Wakefield Assists in Implementing Cost Saving Energy Related
Improvements
Pacific Gas and Electric Company has honored Adobe Systems Inc. and Cushman & Wakefield,
property management company for Adobe's headquarters, with an official commendation for the
natural resources sustainability initiatives introduced at Adobe's headquarters. The
facility is located at 345 Park Avenue in San Jose.
Adobe Towers, comprising three high-rise office buildings and totaling almost one million
square feet of space, has been under the management of Cushman & Wakefield for the past six
years. In cooperation with Adobe's management, known for its strong commitment to the
conservation of natural resources, Cushman & Wakefield's property management team, led by
George Denise, began to introduce a series of improvements aimed at energy consumption
optimization in the buildings.
The successful implementation of 41 energy and energy-related projects resulted in an annual
savings of $1 million from reduced building operating costs and the receipt of $327,000 in
incentives from PG&E (Pacific Gas and Electric Company), CPUC (California Public Utilities
Commission), and City of San Jose. "This is a great return on investment considering
the $1.2 million invested by Adobe in implementing the improvements suggested by our
company," says Mr. Denise, Cushman & Wakefield's general manager for The Adobe Towers.
"From the environmental standpoint, this project will have a tremendous positive impact on
the conservation and sustainability of natural resources, which has been a long-time commitment
on the part of Adobe's management."
On behalf of Adobe, Cushman & Wakefield has also applied to the U.S. Green Building
Council for the Green Building platinum-level certification of Adobe's headquarters.
The U.S. Green Building Council's LEED (Leadership in Energy and Environmental Design)
Building Rating System is a voluntary national standard for high-performance sustainable
buildings. In the event of successful certification, The Adobe Towers will be the first
property to obtain the "green building" certification in the Existing Buildings
category.
The property has already been noted for its environmentally-friendly features. In
2005, it was one of three out of 600 surveyed properties in California to receive the Best
Practices Award from Flex Your Power, California's energy efficiency marketing and outreach
campaign.
On February 2nd, Cushman & Wakefield and the U.S. Green Building Council are
to hold "The Greening of Adobe" presentation to BOMA (Building Owners and Managers
Association)-Silicon Valley.
