More than 115,000 sf available for lease in private corporate campus setting
Cushman & Wakefield today announced it was selected by Murray Hill Properties LLC, a New
York City-based real estate investment company, to jointly participate in the leasing of One
Pepsi Way in Somers, NY.
Built in 1987, One Pepsi Way is one of the largest and most distinct Class-A office
properties in Westchester County. Located on 206 acres, the building encompasses 540,000 square
feet on nine floors. The property serves as the headquarters to the Pepsi Bottling Group and is
also occupied by General Motors.
Cushman & Wakefield’s Arthur Mirante, president of Global Client Development,
Glenn Walsh, senior director, and Larry Ruggieri, associate director, serve as the leasing team
representing Murray Hill Properties, the building owner. Cushman & Wakefield is marketing
for lease more than 115,000 square feet of available officespace.
“We are thrilled that Murray Hill Properties has selected Cushman & Wakefield to
participate in this prestigious project,” said Mr. Mirante. “One Pepsi Way is a
great property – offering professional ownership with exceptional lease opportunities,
superior infrastructure, sizeable floor plates and first-rate amenities in a world-class
corporate campus setting.”
On-site property amenities at One Pepsi Way include cafeteria, health club, basketball,
volleyball, tennis courts, baseball field, sundry shop, dry cleaner, travel agency, and rental
car service. One Pepsi Way is located directly off Interstate-684 offering extraordinary views
of the pristine Muscoot Reservoir.
One Pepsi Way was purchased by Murray Hill Properties in 2006. Cushman & Wakefield
also served as leasing agent to the previous owner. “We’ve enjoyed tremendous
leasing success at this property, which is one of the finest assets in Westchester
County,” said Mr. Walsh. “We’ve already had expressions of interest for the
space and anticipate strong demand for the available space.”
Mr. Mirante added, “There are a number of tenants from throughout the New York
metropolitan area that are in the market for large blocks of space in Westchester County. One
Pepsi Way is ideally suited to accommodate large space users, which puts it in a great
competitive position.”
