Six-building property approaches 100% occupancy
Cushman & Wakefield, exclusive leasing agent to High Ridge Park Corporate Center in
Stamford, today announced that Wilmington Family Office signed a seven-year lease to occupy
3,082 square feet at the six-building, 583,000-square-foot complex.
This is a new office location for the Delaware-based wealth advisory firm. Wilmington Family
Office will move to space on the first floor of 4 High Ridge Park in September 2007.
Cushman & Wakefield’s Stuart Romanoff, executive vice president, Stephen Baker,
senior director, Christopher O’Callaghan, senior director, and Adam Klimek, associate
director, represented the property owners, George Comfort & Sons, a New York City-based,
privately owned real estate investment and management firm, and Angelo, Gordon &
Co.’s Core Plus Fund.
Steven Greenbush of CBRE represented Wilmington Family Office.
"High Ridge Park was the ideal location for Wilmington Family Office, which was looking
for an office location that reflected its stature in the financial community,” said Mr.
Baker. “There are few properties in Fairfield County that can provide Class-A
office space with competitive rents and an unsurpassed amenity package.”
“Wilmington Family Office conducted an extensive regional site search and selected
High Ridge Park based on the economics, location, quality of the property and tenant
conveniences,” said Jay Smolin, Regional Managing Director of Wilmington Family
Office. “The landlord was also extremely accommodating in meeting the firm’s space
requirements.”
High Ridge Park is now more than 90% occupied. The property was purchased by George Comfort
& Sons in 2004.
Themed “Office in a Park” to convey its campus-like setting, High Ridge Park has
completed a major multi-million dollar interior and exterior renovation program. Completed
exterior redesign projects have consisted of landscape replacement, extensive renovations to
base-building infrastructures (HVAC, mechanical equipment), and the installation of a new
lighting system to enhance illumination in the driveways. In addition, new façades and window
installations in Buildings 4 and 5, and a new plaza for Building 6 have been completed.
The interior renovations included a new cafeteria with catering and delivery services,
redesigned lobbies in Buildings 4 and 5, a refurbished fitness center and a new tenant
conference center.
The property’s prestigious roster of tenants includes UST, Citizens Communications,
MeadWestvaco, TNS, as well as financial services firms, hedge funds, and private
companies.
Tenant amenities at High Ridge Park include an express bus to the train station, a pond with
fountains and picnic areas, a car-detailing facility, dry cleaning drop-off and delivery
service, a childcare center and WiFi. Situated on 40 acres, the property is located off High
Ridge Road (Route 137) and Exit 35 on the Merritt Parkway (Route 15) and is four miles north of
downtown Stamford and the Stamford Transportation Center.
George Comfort & Sons owns and/or manages more than nine million square feet of office
properties in the New York Metropolitan area, Washington DC, Beverly Hills, CA and in other
locations around the country.
