  • Cushman & Wakefield has managed property in Poland for 10 years already

    The Polish office of a global real estate consultant Cushman & Wakefield has been managing properties on behalf of developers and investors for as many as ten years.

    Michał Skaliński, Head of Property Management at Cushman & Wakefield Polska, said: “As at the start of 2008 the Warsaw office of Cushman & Wakefield manages approx. 560,000 sq.m of commercial space in Poland, occupied by 870 tenants. The Property Management team includes 39 people, which accounts for about 27% of all the company’s employees. It is one of the biggest management departments in Poland if we consider the total space of buildings we handle. We aim to make the best use of a property’s potential.”

    The most important properties managed by Cushman & Wakefield in Poland include the following:
    • A property portfolio of a German fund DEGI Deutsche Gesellschaft für Immobilienfonds mbH (owned by the Allianz Group)
    - Metropolitan (An office building offering 37,000 sq.m, with retail at the ground level, located in downtown Warsaw and designed by leading London-based architects, Foster and Partners, in cooperation with a Warsaw firm JEMS Architekci. Among other prizes, the Metropolitan complex was voted the world’s Business Center in 2004 at the MIPIM fair in Cannes.)
    - Focus (An office complex in Warsaw with 32,000 sq.m, designed by APA Kuryłowicz & Associates. It was granted a SARP 2001 award and the title of Warsaw’s Best Building 2000-2001 in the category of public buildings, i.e. a title awarded by the editorial staff of the monthly Architektura-Murator.)

    • Skylight Office Building owned by ING Real Estate
    - An 18-storey office building offering 21,500 sq.m of space. It is located right in the heart of Warsaw’s Central Business District, where public transport routes cross, close to the Warsaw Central Railway Station and the metro, as well as many hotels and restaurants. It is an integral part of the retail and leisure development Złote Tarasy, which includes a cinema, over 20 restaurants and catering facilities, and over 150 shops. The architectural design of the Złote Tarasy complex was created by an American firm The Jerde Partnership. Due to the change of the scheme owner, Cushman & Wakefield completed its management project for the entire complex at the beginning of 2008. The Property Management Department of C&W successfully contributed to the opening and promotion of Złote Tarasy, and represents ING Real Estate in the process of closing this investment.

    • A property portfolio of BPH Towarzystwo Funduszy Inwestycyjnych SA with the total space of over 120,000 sq.m
    - The Viking House office building with 4,000 sq.m, located near Puławska Street in Warsaw’s district of Ursynów. It has three storeys above the ground and an underground car park.
    - The Krakowska 61 Centre offering 90,000 sq.m, located at Krakowska Avenue in Warsaw. This Shopping Centre comprises four retail buildings, an office building and a warehouse building.
    - The Marynarska/Wynalazek office complex with 18,000 sq.m, located in the district of Mokotów in Warsaw. This scheme comprises four buildings: two 11-storey and two 2-storey office buildings.
    - Three retail buildings with the total space of 13,800 sq.m in Silesia (Katowice, Chorzów and Bolesławiec).
    • A property portfolio of Europolis Real Estate Asset Management
    - Sienna Center (A nine-storey complex offering 23,000 sq.m. This office building is located in Warsaw’s Central Business District. It comprises three office buildings constructed around a shared patio and linked with each other.)
    - Warsaw Towers (A modern office building with 20,700 sq.m offering great efficiency and flexibility of usable space, located in the very heart of Warsaw, between Jana Pawła II Avenue and Emilii Plater Street. The building houses a fully equipped conference centre and two restaurants.)

    • A property portfolio of the Warsaw Archdiocese
    - Roma Office Center (One of the first Class A office buildings in Warsaw opened in 2000. It offers 14,100 sq.m of space and is located in Nowogrodzka Street, at the corner of Pankiewicza Street, close to the Warsaw Central Railway Station and the metro. It offers modern standards of interior finishes such as raised floors and well-lit open plan space.)
    - Jasna Centre (A Class A office building in the centre of Warsaw, at the intersection of Jasna and Świętokrzyska Streets, between Marszałkowska Street and the Royal Route, offering 14,500 sq.m of total usable space. This development has seven office storeys above the ground and four underground. There is located office space, with supplementary functions: retail space at the ground level, a mezzanine café and a four-storey underground car park.)

    • A property portfolio of the Catalyst company (three office buildings in Łódź and a shopping centre in Kielce) – finance management
    - Pasaż Świętokrzyski in Kielce (A shopping centre with 16,500 sq.m of usable space. It comprises 44 premises: shops, a food court and a hypermarket of 8,500 sq.m. It offers 660 parking spaces.)
    - Retail and Leisure Centre MDP in Łódź, in Piłsudskiego Avenue (A four-storey building with 19,400 sq.m and 393 underground parking spaces. It is located in the central district, near Piotrkowska Street.)
    - Łódź Business Centre in Piłsudskiego Avenue ( A five storey-building with 11,500 sq.m and an underground car park with 72 parking spaces. It is located near Piotrkowska Street.)
    - Orion Banking and Financial Centre in Łódź, in Sienkiewicza Street (A 16-storey building in the city centre, with 14,400 sq.m and 160 parking spaces.)

    • Królewska Center of Królewska Sp. z o.o.
    - A prestigious, modern, A Class office building in the centre of Warsaw, at the intersection of Marszałkowska and Królewska Streets, opposite the Saski Garden. It offers 11,000 sq.m of space on fourteen levels and a three-storey car park. This office building was designed by APA Kuryłowicz & Associates. It was granted the title of the Intelligent Building of the Year 2003 in the “office building” category by the Intelligent Building Group, the title of “Warsaw’s Favourite for 2002-2003” in the opinion poll conducted by the daily Gazeta Wyborcza and an award by the monthly Architektura-Murator in the category of “office building design”.

    • Natpoll Business
    - The office building at Migdałowa Street in Warsaw’s district of Ursynów. The total usable space of the building is 18,000 sq.m. A restaurant and a bank are located at the ground level, and 300 parking spaces are situated outside.

    • BTA Office Building of SAL Oppenheim
    - This office building offering 6,500 sq.m is located in the Mokotów district of Warsaw, in Rzymowskiego Street, at the intersection of Wilanowska Avenue and Wołoska Street, in the vicinity of the Galeria Mokotów Shopping Centre.

    • Ford’s manufacturing plant in Płońsk
    - A building of the former Assembly Plant of Cars and Vans in Płońsk, leased by APW Poland, a manufacturer of electronic components and designer of industrial technological solutions. It is located in the industrial area of Płońsk, 65 km to the North-West from Warsaw, at the fork of international routes to Gdańsk and Szczecin. The manufacturing building space comprises 19,200 sq.m and the office building offers 1,460 sq.m.

    • “Tulipan Park Poznań” warehouse of Slough Estates International in Komorniki near Poznań
    - It is a modern warehouse park with 220,000 sq.m of space, located 10 km away from the centre of Poznań.

    • A property portfolio of Hunter Property Fund (five retail buildings)
    - Five TESCO retail buildings with the total space of 7,600 sq.m in Toruń, Piotrków Trybunalski, Warsaw, Inowrocław and Bydgoszcz.
