Global real estate consultant Cushman & Wakefield has won a tender and become the
exclusive advisor for a publishing company G+J Gruner+Jahr Polska Sp. z o.o. in the process of
relocation/renegotiation of its office lease. At present, the publisher of titles such as
Claudia, Gala, Glamour, Naj and National Geographic occupies the entire office building at 4
Wynalazek Street in Warsaw’s Mokotów district. Its office space is now 6,000 sq.m. However, due
to the planned expansion of the company and the need to upgrade the standard of the premises
leased, the tenant is searching for at least a six-storey building with approx. 10,000 sq.m.
The company intends to move in the first quarter of 2010.
The publisher has precisely specified its needs and requirements concerning its new
location. The new building is to be located near the main thoroughfares and offer convenient
access to the airport and the city centre. Good public transport, proximity of service and
retail shops, preferably a shopping centre, are also a must. The building is to be part of the
modern architecture of the district in which it will be located. The company wants to remain
easily recognisable and visible, which means that it needs an office building with a good
exposure. These requirements indicate that the district of Mokotów is the most desirable
location.
G+J Gruner+Jahr Polska Sp. z o.o. has very precise requirements regarding each storey. The
typical floor space should be minimum 1,000 sq.m. Each storey is to provide good daylight and
make it easy to rearrange the layout of offices. The company is to be located in a building
with an underground and/or aboveground car park.
The technical requirements also include specific conditions which will enable the company to
satisfy the welfare needs of its employees. The publishing house wants to provide on each floor
a room for pregnant women and nursing mothers, showers with dressing rooms as well as rest and
refreshment rooms with a kitchenette.
A nursery for the employees’ children, a gym, a fitness room and a canteen are also
planned.

years before its current lease terminates. Thanks to this we have a sufficient amount of time
to find the ideal building. Today, given the city’s expansion plans as well as the cost
conditions and the standards required, the best location for the new headquarters of G+J
appears to be the southern part of Warsaw, which is in line with the client’s preferences.”
