Flavors of Italy, the Mediterranean, Mexico and Great Britain will soon permeate downtown
San Diego’s popular Park at the Park with the much anticipated opening later this year of
four new specialty restaurants: Primavera, Acqua E Terra, El Vitral and Wine Steals &
Proper Pub, according to the Cushman & Wakefield Urban Property Group.
The restaurants will open in three different projects – The Legend, the historic
Schiefer Building and DiamondView Tower – all of which strategically frame Park at the
Park, an integral community feature of the city’s PETCO Park baseball stadium. Completed
in 2004, the award-winning stadium was the catalyst for over $2 billion in surrounding
redevelopment that has transformed the area into a vital urban destination for residents and
visitors.
“Each of the restaurants joining the Park the Park area of downtown will add to the

Wine Steals & Proper Pub, a wine bar and adjoining British gastropub style restaurant,
has signed a 10-year, $2,750,433 lease for 8,124 square feet at The Legend, the Historical
KVAAS Building, located at 325 Seventh Ave., San Diego (92101). The pub will occupy 6,189
square feet on the ground floor and 1,935 square feet on the terrace-level. The lessee was
represented by Ken Mills of Elite Real Estate Professionals. The lessor, Bosa Development
California II, Inc., was represented by Corinna Gattasso and Bill Shrader of Cushman &
Wakefield’s Urban Property Group.
El Vitral, a Mexican restaurant and tequila bar, has signed a 10-year, $2,719,743 lease for
4,170 square feet of ground floor retail space at the historic Schiefer Building located at 815
J St., San Diego (92101). Both the lessee and the lessor, East Village Square, were represented
by Corinna Gattasso and Bill Shrader of Cushman & Wakefield’s Urban Property
Group.
Shibby LLC, dba Primavera, an Italian restaurant, has signed a 10-year, $1,484,148 lease for
2,877 square feet of retail space in DiamondView Tower, located at 350 Tenth Ave., Suites B and
C, San Diego (92101). The lessee was represented by Nate Bennedetto of Strom Commercial. The
lessor, Right Field Office Partners LLC, was represented by Corinna Gattasso and Bill Shrader
of Cushman & Wakefield’s Urban Property Group.
Acqua E Terra, a restaurant featuring Mediterranean cuisine and sister restaurant to
Gaslamp-located Acqua al 2, has signed a 10-year, $616,420 lease for 1,502 square feet of
retail space in DiamondView Tower, located at 350 Tenth Ave., Suite D, San Diego (92101). The
lessee and lessor, Right Field Office Partners LLC were represented by Bill Shrader and Corinna
Gattasso of Cushman & Wakefield’s Urban Property Group.
“The restaurants provide enticing, hip venues within easy walking distance of PETCO
Park and the San Diego downtown area,” said Gattasso.
Bosa Development’s The Legend, which sits near Park at the Park, was built in 2007 and
is the only condominium project to be built within a Baseball Park. The project, which is now
more than 70 percent leased, consists of 170 high-rise condominiums and eight townhouses. Bosa
Development has restored facades of two historic buildings at The Legend – Station A,
built in 1887, and KVASS Building, built in 1927, which fronts Park at the Park. In addition,
residents have access to a 3,200-square-foot deck affording city views and views of the
stadium. Other retail tenants of The Legend include The Active Ride Shop and Bulthaup, a
high-end kitchen showroom and design studio.
The Schiefer Building, built in 1910, was restored in 2007 by JMI Realty and has been
upgraded to include the historic wood storefront system on the first floor, the installation of
renovated wood windows, brick façade and the addition of structural steel decks. The
three-floor building includes six office condominiums as well as the ground floor restaurant
suite leased by El Vitral.
The award-winning DiamondView Tower across from PETCO Park in downtown San Diego, a
development of Cisterra Partners, is the nation’s first project to be built in
conjunction with a major league ballpark. It has been honored with numerous awards
including an Excellence in Construction Award from the Associated Builders and Contractors, a
Best of ’07 Award from California Construction, Best of Year 2007 for Project
Design/Public Space by Interior Design Magazine and a Merit Award from the Associated General
Contractors “Build San Diego” awards. The 305,000-square-foot Class A office tower
includes 14 floors, the first two of which offer on-site retail amenities such as Comerica
Bank, Fit Athletic, Tilted Kilt Restaurant, and It’s A Grind Coffee House. Only one
