The San Diego office of Cushman & Wakefield announces that seven medical office
condominiums totaling 7,623 square feet have sold at Cabrillo Medical Center in the Kearny Mesa
submarket of San Diego (92123). The recent transactions bring Cabrillo Medical Center to
approximately 70 percent sold. Financial terms were not disclosed.
"With interest rates near historic lows, a lack of new medical product and reduction in
pricing from 2008, medical professionals are finding that now is the ideal time to purchase
medical offices at quality locations such as Cabrillo Medical Center," said Matthew
Carlson, director with Cushman & Wakefield.
In each of the transactions, the seller, Fenway Properties V, LLC, was represented by
Matthew Carlson and J.P. Huntington of Cushman & Wakefield.
EN Med Center LLC purchased three office suites totaling 3,888 square feet at Cabrillo
Medical Center, 7695 Cardinal Ct., (Suites 3-6, 3-7, 3-8), San Diego (92123). The buyer
represented itself and will use the space for dental-related services.
Elite Ortho Center LLC purchased four office suites totaling 3,735 square feet at Cabrillo
Medical Center, 7695 Cardinal Ct., (Suites 3-9, 3-10, 3-11, 3-12), San Diego (92123). The buyer
represented itself and will use the space for dental-related services.
Fenway Properties acquired the building in 2005 and rebuilt the current 31,222-square-foot,
three-story, Class A facility which was completed in 2007. The building features a modern
design with high curtain walls, stone and dark wood finishes; secured covered parking and a
gurney accessible elevator. Cabrillo Medical Center offers close proximity to Sharp Memorial
and Rady Children's Hospitals with high visibility from Interstate 163. The building also
includes on-site subterranean parking.
Only three suites totaling 9,708 square feet remain available for sale at Cabrillo Medical
