Downtown Los Angeles Office Tower Honored for Building
Management Excellence
The Citigroup Center tower located at 444 South Flower Street in downtown Los Angeles has
won three highly honored awards recognizing its excellence in building management, operational
efficiencies and impact on community. The 48-story office building totaling 891,056
rentable square feet is owned by Beacon Capital Partners and managed by Cushman &
Wakefield. Built in 1981, it is a landmark property in downtown Los Angeles easily
recognizable by its exterior of blue-green reflective glass and stainless steel panels.
The Office Building of the Year (TOBY) Award
Category: over 500,000 square feet
Awarded by the Building Owners and Managers Association (BOMA) of Greater Los Angeles, this
is one of the most prestigious awards in the commercial real estate industry. A panel of
judges consisting of property management professionals and service providers toured and judged
the nominated buildings in 20 categories including common area maintenance, security and
emergency procedures, central plant maintenance, parking operations, landscaping and tenant
relations programs.
As the winner of the award, Citigroup Center is qualified to enter BOMA’s regional
competition for the Pacific Southwest region of the Unites States and subsequently the
international competition, with awards being presented at BOMA International’s North
American Commercial Real Estate Congress in July 2007 in New York.
The Pueblo Award
Presented by BOMA of Greater Los Angeles, this award recognizes the building’s owners
and management for their outstanding contributions to the community.
“Citigroup Center is proud of its record of charitable involvement,” says Mark

building is a long-time supporter and organizer of Hope for Firefighters, an annual fund
raising event benefiting the orphans and widows of the Los Angeles Fire
Department.”
Other community outreach programs include blood drives and holiday toy drives as well
as contributions to the YMCA, Boy Scouts of America, Junior Achievement and The Help Group
among others.
Southern California Edison Energy Efficiency Excellence Award
This award recognizes exceptional practices in operational efficiency utilizing a number of
energy efficient programs at the building and emergency preparedness in managing the
building’s electricity usage to provide load reductions during critical peak periods and
help ensure power system reliability in Southern California.
The building also earned the ENERGY STAR label from the U.S. Environmental Protection Agency
recognizing it as being among the most energy efficient buildings in the country.
