Bedrosians Tile & Stone Acquires $24-Million Warehouse In Anaheim & Expands Facilities In San Diego

Cushman & Wakefield Assists in Regional Expansion

Bedrosians Tile & Stone, one of the largest independent ceramic tile and stone importers and distributors in the United States, has acquired a 375,000-square-foot warehouse facility located at 1515 Winston Road in Anaheim. Jeff Chiate and Rick Ellison of Cushman & Wakefield represented Bedrosians in the transaction valued at over $24 million.

Bedrosians has occupied the building since April 2005, after leasing the property for use as one of its Southern California warehousing and distribution centers. According to Jeff Chiate, senior director at Cushman & Wakefield's Orange County office, the ability to structure a purchase option into the original lease was instrumental in Bedrosians' choosing the site.

The renovated building is adjacent to "tile row" and is located near the heavily traveled intersection of Ball Road and State College Boulevard.

Prior to relocating to 1515 Winston Road, Bedrosians occupied a 122,000-square-foot warehouse facility located at 710 Ball Road, also in Anaheim. Following the relocation, Bedrosians leased the vacant space to Rocky Mountain Stone, for a five-year term. Cushman & Wakefield represented Bedrosians in the transaction valued at $4 million. Rocky Mountain Stone was represented in-house.

In San Diego, Bedrosians expanded its facilities considerably by relocating from a 15,000-square-foot building to a newly leased 99,944-square-foot distribution facility located at 7130 Miramar Road. Chiate and Ellison represented Bedrosians in the transaction valued at $7 million.
