de¬fining their response to climate change and provide their corporate real estate teams with a
remit to achieve it.

carbon footprint and create operational savings. However, uptake of new energy-efficient and
environmentally-friendly buildings has been slow, largely due to negative perceptions of cost

Practice Environmental Standards
Cushman & Wakefield has created its own Best Practice Environmental Standards as an
alternative step towards the ISO 14001 environmental management standard. Our Standards set out
clear requirements for improved environmental performance, help landlords to integrate CSR
policies into the management of their properties and help spread best practice among tenants:
• Green Standard - good practice for high performance in environmental management
• Gold Standard - measures specific reductions in environmental impact and sets high
levels of environmental performance.
The C&W Environmental Standards won the Hermes Best Retail Environmental Initiative for
2006 and have been praised by the Carbon Trust.
The benefits
Following the launch of our Environment Standards, 50% of clients' buildings achieved the
Green Standard in just four months. Other benefits include motivating and raising environmental
awareness among property managers and providing clear objectives for environmental
performance.
Environmental Audit
In conjunction with the Building Research Establishment (BRE) we audit clients’ properties
and make recommendations to reduce their carbon footprint. These audits not only help to
improve the energy, water and waste consumption of a property portfolio, but can yield
significant cost savings and make buildings more comfortable for occupants.

Effective implementation of some simple, low cost techniques can typically yield savings of
10-20% of annual operating costs for energy, water and waste.
Experience and resources
Our development and planning team has a number of specialists in CSR. We also practice what we
preach: our largest office space – Portman Square in London - was the focus of a major CSR
drive in 2007 to obtain ISO 40001 certification and we have implemented programmes across all
our offices focusing on reducing energy, water usage and recycling.
